On February 5, 1998, Accord Real Estate Group, Inc. formed Cypress Lake Hotel Limited Partnership ("Partnership") as a Delaware limited partnership. The General Partners of the Partnership included Alliance Financial Group, Inc. ("Alliance"), an affiliate of Accord. Scott R. Lodde is a stockholder of Alliance.
The Partnership purchased a 2.0-acre site located approximately 1/4 mile south of Daniels Parkway on US 41 in Fort Myers, Florida and constructed a 104-unit, three-story, interior corridor hotel located at 7090 Cypress Terrace within Cypress Lake Center, a planned commercial development. The hotel opened on October, 1998. Hotel management services are provided by Pinnacle Hotel Management, LLC.
Fairfield Inn by Marriott is the company's award-winning lower-moderate lodging chain. Fairfield Inn by Marriott targets business and leisure travelers seeking quality accommodations and consistently friendly hospitality at an economical price. Marriott introduced the first Fairfield Inn in Atlanta in October, 1987. As of December 2007, Fairfield Inn had 513 hotels open.
The Hotel was built for approximately $5,241,000 ($50,394 per room). Construction and permanent first-mortgage financing in the amount of $3,570,000 was provided by Republic Bank. Equity in the amount of $1,625,000 was provided by Class A and Class B Limited Partners including principals of the General Partner.
During the ten year holding period beginning at the start of construction and ending at December 31,2007, each $100,000 invested in the Partnership, has received distributions averaging over $243,000 which were generated from operating cash and proceeds from the debt refinancing. These results were calculated using the total distributions achieved by both classes of limited partner investors. The two separate classes of investors received varying proceeds from cash from operation and refinancing proceeds based upon the allocation terms in the limited partnership agreement. To date, these results produced an average annual return of 24.3%.
